Justin Hemmes will be heading to court over a dispute with his landlord about the millions the pub baron spent on renovating Coogee Pavilion to its current form.
The Merivale boss claims the state of the beach-side hotel in Sydney's eastern suburbs was so poor that it even had a broken sewer pipe which gave off 'an offensive odour', the Daily Telegraph reports.
However Mr Hemmes could be evicted from his latest bar as owner David Kingston claims the hotelier went against fire safety standards with his unauthorised building works, turning the popular watering hole into a 'combustible' location.
Although Mr Hemmes had plans to purchase the hotel for $37million, Mr Kingston has issued him with a number termination notices this year, according to the Telegraph.
Documents submitted to the NSW Supreme Court reveal Mr Hemmes claims that Mr Kingston's true intentions was to let the owner of the Ivy nightclub and Establishment Hotel spend $12million on the Coogee property before kicking him out.
Mr Hemmes reportedly handed over photos of the property in its derelict state back in April 2014.
